Swear to It, or Confirm You Signed It?
There are two everyday kinds of notarization. Your document decides which one you need.
Swear to It (Jurat)
You sign in front of the notary and swear that what it says is true.
For affidavits, such as an Affidavit of Loss, Affidavit of Discrepancy, Affidavit of No Income or Joint Affidavit.
Confirm You Signed It (Acknowledgment)
You go to the notary in person and confirm that you signed it of your own free will.
For a Special Power of Attorney, Deed of Sale and most other everyday documents.
Watch Out for Fixers
A stamp from someone who never saw you sign is not valid.
- Go to the notary yourself.
- Do not leave your document with a fixer or runner.
Questions People Ask
How Much Is a Notary Fee in the Philippines?
It depends on the document and where you are. In Metro Manila, a simple affidavit usually costs about ₱200 to ₱500 to notarize, and a Special Power of Attorney (SPA) about ₱700 and up. Documents about money or property cost more, because the fee is a share of the amount. There is no single national price: each local lawyers' group sets its own price list. Use the notary fee calculator above to see the usual price where you live.
How Much Is the Notary Fee for a Deed of Sale?
Usually a percentage of the selling price or the property's value. Our estimate is 2% to 3% of the price, with a minimum of about ₱2,000. Some local price lists use a lower rate, so check your area in the calculator. The notary fee is separate from the taxes on the sale. See taxes and fees when you sell land.
Do All Notaries Charge the Same Price?
No. Each local lawyers' group (an IBP chapter) publishes its own price list and updates it at different times, so prices differ from province to province. The lists give the lowest or suggested price. A notary in a big city usually charges more than one in a small town.
Can a Notary Charge More Than the Price List?
The price lists are a guide, not a fixed price. A notary may charge more for a long document, a rush job or a home visit. Ask the price before the notary starts, and ask for a receipt.
Is the Notary Fee the Same as the Taxes on a Property Sale?
No. The notary fee is paid to the notary. The capital gains tax, documentary stamp tax, transfer tax and registration fees are paid to the government, and they are much bigger. The property sale costs calculator adds them up.
What Do I Need to Bring to the Notary?
The document, not yet signed, and a valid government ID with your photo and signature. You must go in person: the notary has to see you sign or hear you confirm it. See getting a document notarized.
Who Is Allowed to Notarize Documents?
Only a lawyer with a commission (license to notarize) from the Executive Judge of the Regional Trial Court for that city or province. The commission covers only that court's area and runs for a fixed term. You can check a notary with the Office of the Clerk of Court of that Regional Trial Court.
What Law Covers Notarization in the Philippines?
The 2004 Rules on Notarial Practice (A.M. No. 02-8-13-SC) of the Supreme Court, as amended. The Supreme Court published separate rules for notarizing a PDF online in 2025 (A.M. No. 24-10-14-SC); the online service opens on 19 October 2026.
Can I Have a Document Notarized Online?
Yes, from 19 October 2026, for electronic documents, either in the same room as the notary or over a video call. The Supreme Court published the rules in 2025 and opens the service on that date. Paper documents still need you to appear in person. See notarizing online.
Do I Pay for Every Copy?
The fee usually covers the copies you bring together. Extra copies are usually charged separately, at a smaller amount. Ask the notary when you ask the price.
Is Notarization the Same as an Apostille?
No. Notarization happens here, before a notary. An apostille is a later step at the DFA so the document is accepted abroad. See getting an apostille.
Is eNotaries.ph a Government Website?
No. eNotaries.ph is a free, independent guide. It is not run by the government, the IBP (the lawyers' association) or any notary.
